  2. Prepare a list of preferred areas and research recent sales in these areas. Look at the ‘Sold Database” on our website.
  3. Develop a relationship with your Porter Matthews Metro Agent. They cannot only take you through any property listed on the market, even if it is with another agent but also keep you informed of new listings.
  4. When you find your new home or investment, your Porter Matthews Metro agent will guide you through the contract process
  5. Make sure you ALWAYS have a Timber Pest Inspection as a condition of your offer. It is also recommended that you request a Building Inspection. These two options will give you the peace of mind that your property is termite free and structurally sound. Your Porter Matthews Metro Agent can arrange these inspections for you.
  6. Once your offer is accepted, Porter Matthews Metro will guide you through the sale to the settlement process. Our Sales Co-ordinator is dedicated to making the purchase process a smooth transition.
  7. Porter Matthews Metro will ensure the contract is forwarded to your nominated settlement agent. If you need assistance with selecting a settlement agent, please don’t hesitate to ask your agent.
  8. Between 7 – 2 days prior to settlement, you should complete a pre-settlement inspection of the property. This is to check that all equipment, plumbing, gas and electrical appliances are in good working order unless otherwise stated on the contract.
  9. Settlement day is really quite simple! Your settlement agent will ensure the paperwork is handed to your nominated financial institution who liaises with the seller’s financial institution and settlement agent. You don’t have to do a thing, just wait for the congratulatory call!
  10. Key collection! Well done, you have just purchased a new home or investment property. If the property is vacant you have access to the keys as soon as the property has settled. If the property is occupied (tenant or owner) you are able to collect the keys from 12 noon the following day.
